As you recall from last week’s broadcast on the units we use to measure volume, the word “ounce” can refer to either a volume or a mass measurement. As we’ve learned, the bulky ounce is actually referred to as the “fluid ounce,” so there really isn’t much to confuse.
As we also learned, the quick and dirty way to think about ounces is to know that a pencil and an empty soda can each weigh about 0.5 ounces, and a tennis ball weighs about 2 ounces. If you want a more direct comparison, a slice of regular sandwich bread has a mass of about 1 ounce.
Ounces are the primary unit of mass used in the United States and some other parts of the world—that is, wherever it isn’t metric. If you’re wondering how an ounce compares to a gram, it turns out that 1 ounce is a lot more mass than 1 gram. In fact, 1 ounce is approximately 28.35 grams.
Tip 3: Pounds and Soccer Balls
The weight of a standard size soccer ball is approximately 1 pound.
For one reason or another, most of us have at some point learned that 16 ounces equals what’s called 1 pound — the most popular unit (in the US at least) for measuring the mass of dogs, cats, fruit, humans, and pretty much everything else.
The quick and dirty way to understand 1 pound of weight (or mass) is to know that the weight of a standard size soccer ball or soccer ball (of any kind) is roughly equal to 1 pound.
A few fun facts about the pound:
The pound is abbreviated to “lb,” a seemingly odd choice until you find out that the pound evolved from the ancient Roman unit of weight called the scale – hence the abbreviation.
Long ago, the unit of currency known as the British pound was actually related to the unit of weight of the same name. One British pound used to be worth one pound of silver. Of course, this relationship no longer applies.
Tip 4: Rocks and Candy Cones
People in the US tend to measure their weight (or mass) in pounds, but people in the UK tend to use a unit called a stone. A stone is simply 14 pounds, so a person who weighs 170 pounds weighs just over 12 pounds.
My favorite quick and dirty way of intuitively thinking about weights in the 10- to 20-pound range – and therefore in the 1 stone range – is in terms of candy canes. Yes, you read that right: candy bags. Most standard size sugar bags sold in the US weigh 5 pounds, which means my beloved 1 stone cat weighs a little less than 3 bags of sugar.
A Boeing 747 weighs about 370 tons.
Tip 5: Barrels, dairy cows and 747s
Let’s wrap things up by moving up the mass scale to talk about the unit known as the ton. This is one of those units that has a technical meaning but has also found its way into colloquial usage. When something is extremely heavy, we often say it weighs a ton.
But if we’re more precise, how much does this ton actually weigh? It depends on what bin it is.
The regular, old-fashioned ton equals 2,000 pounds. The metric ton, on the other hand, is equal to 1,000 kg – which is approximately 2,205 pounds. However, a ton is a ton of mass. If you want a quick and dirty think about how much bulk that is, typical dairy cows (which, if you’ve ever stood right next to one, you know they’re huge) weigh about a ton, while small cars weigh about two tons Blue whale weighs around 200 tons and a Boeing 747 weighs around 370 tons.

Mortgage points come in two varieties: origination points and rebate points. In either case, each point typically represents 1% of the total mortgage amount. For example, on a $300,000 home loan, one point equals $3,000. Both types of items are included in the closing cost in the official loan estimate and closing disclosure that originates from the lender.

Origination Points compensate loan officers. Not all mortgage providers require payment of origination points, and those that do are often willing to negotiate the fee. Origination points are not tax deductible and many lenders have moved away from origination points, with several offering mortgages with or without a flat fee.

Rebate points are prepaid interest. Buying each point typically lowers your mortgage interest rate by up to 0.25%. Most lenders offer the ability to purchase from a fraction of a point up to three rebate points.
Prior to the passage of the Tax Reduction and Employment Act (TCJA) in 2017, which applies to tax years 2018 through 2025, origination points were not tax deductible, but rebate points were deductible in Schedule A. Going forward, rebate points are deductible but limited to the first $750,000 of a loan. There’s also a higher standard deduction, so it’s a good idea to check with a tax advisor to see if you could get any tax benefits from purchasing points.
Here we focus on rebate points and how they can reduce your overall mortgage payments. Keep in mind that when lenders advertise rates, they may advertise a rate based on the purchase of points.
Should you pay for discount points?
There are two main factors to consider when considering whether or not to pay for rebate points. The first concerns the length of time you expect to live in the house. In general, the longer you plan to stay, the greater your savings when you purchase discount points. Consider the following example for a 30-year loan:
On a $100,000 mortgage with an interest rate of 3%, your monthly principal and interest payment is $421 per month.
When purchasing three rebate points, your interest rate is 2.75% and your monthly payment is $382 per month.
How much do discount points cost? Discount points cost about 1% of the loan amount per point.
Purchasing the three rebate points would cost you $3,000 in exchange for a savings of $39 per month. You must keep the house for 72 months or six years to breakeven on point purchases. Since a 30-year loan takes 360 months, buying points in this case is a smart decision if you plan on living in your new home for a long time. On the other hand, if you only plan to stay for a few years, you may want to buy fewer points or no points at all. There are numerous calculators available on the internet to assist you in determining the appropriate amount of discount points to purchase based on the projected life of the home.
The second factor to consider when purchasing rebate points is whether you have enough money to pay for them. Many people are barely able to afford the down payment and closing costs of their home purchase, and there simply isn’t enough money left over to buy points. For a $100,000 home, three discount points is relatively affordable, but for a $500,000 home, three points cost $15,000. In addition to the traditional 20% down payment of $100,000 for that $500,000 home, another $15,000 may be more than the buyer can afford.

Using the APR to compare loans
Comparing different loans with different interest rates, lender fees, lending fees, discount points, and lending points can be very difficult. The Annual Percentage Rate (APR) on each loan estimate makes it easier for borrowers to compare loans, which is why lenders are required by law to include it on all loans.
The APR for each loan adjusts the advertised interest rate for the loan to include all rebate points, fees, origin points, and any other loan closing costs. This metric is designed to make it easier to compare loans with wildly different discount points, interest rates, and processing fees.
Are mortgage points worth it?
Although the money paid for rebate points could be invested in the stock market for a higher return than the amount saved by paying for the points, the average homeowner’s fear of taking out a mortgage they can’t afford outweighs the potential benefit , which he could draw from it, they managed to select the right investment. In many cases, paying off the mortgage is more important.
Also think about the motivation behind buying a home. Although most people hope their home will appreciate in value, few people buy their home purely as an investment. Buying a home is an important financial decision. Plan carefully. Look at the numbers. Before you start shopping, decide how much monthly payment you can afford and figure out exactly how you’ll make that payment — whether it’s through a large down payment, buying discount points, or buying a cheaper home .
Then you should definitely take a look around. Don’t settle for the first mortgage package you stumble upon. There are many banks to choose from and numerous resources – including real estate agents, mortgage brokers and the internet – to help you find the best deal for your situation. Exit points are usually avoidable and negotiable, so don’t overspend on them. Rebate points can save you big over the life of the loan, but only if you can afford to buy them without reducing your down payment below 20% and having to purchase Private Mortgage Insurance (PMI).

How to calculate mortgage points
Imagine this scenario. You take out a $200,000 30-year fixed-rate mortgage with an interest rate of 5.5%. Your monthly payment without points is $1,136.
Suppose you buy two mortgage points for 1% of the loan amount each, or $4,000. As a result, your interest rate drops to 5%. You end up saving $62 a month because your new monthly payment drops to $1,074.
To find out when you would get that money back and start saving, divide the amount you paid for your points by the amount of monthly savings ($4,000/$62). The result is 64.5 months. So staying in your home longer will save you money in the long run.
Keep in mind that our example only covers the principal and interest on your loan. Factors such as property taxes or household insurance are not taken into account. Also, you may want to take advantage of various free mortgage point calculators that are available.
When are mortgage points worth it?
If you’re buying a home and have some extra money to add to your down payment, you can buy down the price. This would lower your payments in the future. This is an especially good strategy if the seller is willing to pay some closing costs. Often the process counts points under the cost paid by the seller. And if you pay for them yourself, mortgage points are usually tax deductible.
In many refinance cases, closing costs are rolled into the new loan. If you have enough equity to bear higher expenses, you can pay mortgage points. Then you can fund them into the loan and lower your monthly payment without having to pay out of pocket.
Additionally, if you plan on keeping your home for a while, it would be wise to pay points to lower your rate. Paying $2,000 may seem like a hefty fee to lower your rate and payment by a small amount. However, if you save $20 on your monthly payment, you’ll recoup the cost in just over eight years.
The lower the rate you can secure up front, the less likely you are to want refinancing in the future. Even if you don’t pay points, there are fees for every refinance. In a low interest rate environment it makes sense to pay points to get the absolute best price. You will never want to refinance that loan ever again.
But if interest rates are higher, it would actually be better not to buy down the rate. If interest rates go down in the future, you may have the opportunity to refinance before you’ve fully used the points you originally paid.
Should I pay points for my mortgage?
If you cannot afford to make significant upfront payments when you close your mortgage application, you may want to keep your current interest rate and refinance your mortgage at a later date. When you refinance a mortgage, you are essentially taking out a new loan to pay off your first mortgage, but you are looking for a better interest rate and terms on the new one. This makes sense if you’ve made payments on your old mortgage on time, repaid a reasonable amount of your principal, and improved your credit history since getting your first mortgage.
If you have some money in your reserves and can afford it, buying mortgage points can be a worthwhile investment. In general, buying mortgage points is most beneficial if you both intend to stay in your home for an extended period and can afford mortgage point payments.
If this is the case for you, it helps to crunch the numbers first to see if mortgage points are really worth it. A financial advisor can help you with this process if you don’t know where to start.
What are incorporation fees?
Why do so many lenders list a processing fee? To get a true “No Point” loan, they must disclose a 1% fee and then provide a corresponding 1% discount. Wouldn’t it make more sense to offer a loan “at face value” and let the borrower buy down the interest rate?
The reason lenders do it this way is because of the disclosure laws in the Dodd-Frank Act. If the lender does not disclose a specific fee at the outset, they cannot add that fee later. If a lender discloses a credit estimate before setting the terms of the loan, failure to disclose a processing fee (or points) will bind the lender to those terms.
That may sound like a good thing. If interest rates rise during the loan process, this can force you to take a higher interest rate. Suppose you applied for a loan at an interest rate of 3.5%. If you’re willing to lock yourself in, the rate is worse. Your loan officer says you can get 3.625% or 3.5% for the price of a quarter point (0.25%). If your credit estimate doesn’t show any points or processing fees, the lender can’t offer you this second option. You would be forced to take the higher fare.

As with any other financial decision, whether or not mortgage points are necessary for you depends on your personal situation. While the metric system is the universal measurement standard for many scientists around the world, the unit of volume commonly known in the United States is the fluid ounce. Since this is the standard unit of measurement in the United States, our conversions between gallons, quarts, pints, and cups are based on the standard US fluid ounce, which is equal to 29.573 milliliters. Volume conversions using pints are easy once we know how much goes from one unit to another.
Using measurements commonly used in the US, we know that:
A cup is 8 fluid ounces
A pint is 16 fluid ounces
A quart is 32 fluid ounces
And a gallon is 128 fluid ounces.

An important question to answer when converting pints to other units of measurement is how much is a pint in cups?
As we can see in Fig. 1, a pint equals two cups. We’ve also seen before that a cup equals 8 fluid ounces. Combining these two facts means that a pint equals 16 fluid ounces.

How many cups are in 6 pints?
We know from ancient times that every pint consists of two cups. In this case we’re being told there are 6 pints, so we’ll multiply that by 2, like this:

To convert between pints and quarts, we need to know the difference between a pint and a quart. A pint equals half a liter. That means two pints make a quart. This can be determined by comparing their fluid ounces. A pint measures 16 fluid ounces and a quart measures 32 fluid ounces. A pint is exactly half of a quart since 16 divided by 32 is 1/2.
Example task 2
How many pints are in 4 quarts?
There are 2 pints in each quart, so we multiply 2 pints per quart. In this case we have 4 liters, which gives us:
2 x 4 = 8 liters

To convert between pints and gallons we need to look at fluid ounces in both pint and gallon. There are 16 fluid ounces in a pint and 128 fluid ounces in a gallon. If we divide 128 by 16 we find that 8 pints are in 1 gallon.
