The prices listed below refer to residential properties only. Our commercial research pricing is set on a search-by-search basis. For commercial searches, send your search request (including at a minimum lot address and lot identification number) to [email protected] and we will give you the price and estimated turnaround time before we conduct the full search. Additionally, the rates listed below apply to every county in Florida except Bradford County, Calhoun County, Dixie County, Liberty County, and Union County. In these five federal states, copying costs are added to the prices for research listed below. Copies in these five counties typically cost $1.00 per page, in addition to a one-time service fee of $4.50 per order collected by the County Clerk of Court.

Additionally, the price below for a 30 year search and report STARTS at $125.00. If this search can be done in-house through one of our available real estate databases, our cost remains at $125.00. If the 30 year title chain for your search cannot be completed in-house and we have to send a title searcher to court to complete your 30 year title search, our expenses will increase and our ETA will also be renewed. If this occurs in relation to your 30 year title search, you will be notified of these complications and given the option to either: a) proceed with the higher cost and extended ETA; or b) cancel your 30-year title search request and receive a full refund of the costs you have already incurred.

These searches and prices cover unrecorded municipal liens.
