Never Paint Your Fire Sprinkler…And Other No-Nonsense Sprinkler Safety Measures
Construction, remodeling and redecorating in the workplace or home often involves painting walls and ceilings. Occasionally, this means that life safety systems such as automatic fire suppression sprinklers also get a facelift – which can actually be detrimental to the functioning of the system.
The urge to paint over your fire sprinkler heads is completely understandable. Having a metal sprinkler head on the ceiling might look like a glaring omission and clash with a carefully planned and otherwise well-executed paint job.
Sometimes painting over your fire sprinkler heads is an accident, and you may not even realize it’s been done until it’s too late. This can easily happen if you hire another person or company to paint, or if you’re using a paint sprayer to quickly coat a large area. But painting over a fire sprinkler head is one of the most dangerous mistakes to make. It can lead to a costly repair job, and as this San Diego home inspector explains in an informative video, it can also put lives at risk.
Automatic fire sprinkler systems
An automatic fire sprinkler system is comprised of a network of pipes filled with pressurized water or air (when air pressure drops, water fills the system and flows through the activated sprinkler head). The piping is installed behind walls and above ceilings with individual exposed automatic sprinkler heads installed from these pipes at ceiling height. When the sprinkler heads are activated the water is easily directed to the areas below.
In the event of a fire, heat rises above the sprinkler head, and when the temperature reaches a certain point, the sprinkler head activates, spraying water over the flames. In most cases, the sprinkler head can extinguish the flames, or at the very least control the heat and smoke until the fire department arrives.
The crucial component in a fire sprinkler is the colored glass bulb in the sprinkler head. As the temperature rises in the event of a fire, this bulb breaks, letting a valve above it drop down and release water through that head. If the sprinkler head is painted over, the paint will actually protect the bulb, preventing it from breaking at the right temperature and prevent water from being released. Painting over the sprinkler head may also prevent the valve from dropping even if the bulb breaks.
Repairing a painted-over sprinkler head or cover plate
Repairing a painted-over sprinkler heads is not simple. You have to get a licensed sprinkler company or licensed plumber to shut down and drain the system to install new sprinkler heads. Any time painted sprinkler heads are ignored it puts lives at risk.
Some automatic sprinkler systems that are in finished spaces install a cover plate over the sprinkler head. Similar to the glass bulb, these cover plates react to a specific temperature and drop off, allowing the sprinkler head to be exposed to the fire and activate. Painting the cover plate changes the temperature needed for the system to work properly.
MIC Corrosion
Another major maintenance concern for fire sprinkler systems is Microbiologically Influenced Corrosion (MIC). It’s important to periodically check to see whether your system piping has pinhole leaks. The sprinkler water itself should be checked for any black coloring, and to see if it has any offending odors. The concrete around the pipe should be checked for rust staining. If you see any of these signs during maintenance, MIC could be an issue. The earlier it is discovered, the easier it will be to repair and avoid future repair costs. See Corrosion Frequently Asked Questions.
By regularly checking fire suppression system pipes for corrosion, and making sure that sprinklers haven’t been painted over, you can better ensure the safety of everyone. And if you have these types of systems in your home, it’s important to be just as diligent to make sure your system will work properly in case of a fire. If you must paint the area around your fire sprinkler heads, be sure to cover them with paper and tape the area around the ceiling, taking care not to disturb the sprinkler head itself. And remember to share this information with anyone you hire to paint for you.

Paint & Sprinkler Heads: Read This Before Painting Your Office
For facilities looking to remodel, redecorate, or revamp their look, repainting walls and ceilings is a standard “go-to” solution. A fresh coat of paint in a new color can make an old space look brand new again. Don’t let that fresh coat of paint create more challenges and costly headaches for you! In our experience, many facility managers, designers, and painters, while focused on the fresh look, miss the mark on safety compliance.
Unintended painting of fire sprinkler heads places the facility and occupants at risk while creating a code compliance issue that can be costly to resolve.
How Sprinkler Heads Work
Your fire sprinkler system is a network of pipes filled with either pressurized water or air. In many cases, the piping is located behind walls and above ceilings, with each exposed sprinkler head connected to this system of pipes. In the event of a fire, the sprinkler head is activated by heat rising above a certain pre-set temperature with water being released from the pipes to the head to extinguish or control the flames. The most important part of the fire sprinkler head is the colored glass bulb within the head. As temperatures rise during a fire, the chemicals in the bulb cause it to break, which allows the valve stem above the bulb to drop, releasing water from the pipes and out through the head.
Why Painting Sprinkler Heads is a Bad idea
If the sprinkler head is painted, the paint insulates the glass bulb, ultimately preventing it from breaking at the pre-set temperature or, even worse, sealing the valve – preventing it from dropping after the bulb breaks. This, in turn prevents water from being released from the sprinkler head to extinguish or control a fire and places the facility and its occupants at a great and unnecessary risk.
Additionally, remedying a painted sprinkler head is not an easy or inexpensive fix. If painted sprinkler heads are discovered during your annual sprinkler inspection, they will be marked as deficiencies. As directed in NFPA 25 Section 5.2.1.1.4, painted sprinkler heads cannot be cleaned and must be replaced. This requires our certified sprinkler technicians to drain down your fire sprinkler system and replace every painted head. This process is time consuming, inconvenient, and costly for you.
So, as you gear up to freshen up with new paint, be sure that you communicate with your designers and painters ahead of time to ensure that sprinkler heads remain untouched – especially if your painter intends to use a paint sprayer to cover a large area at one time.

Can I Paint Around My Fire Sprinkler System?
One of the biggest mistakes homeowners and commercial businesses make when they choose to repaint their properties is accidentally covering their fire sprinkler system in a coat of paint. Although a touch of paint may seem harmless at first, there are steps you will want to take to prevent the damage or obstruction of your fire sprinkler system before you begin painting.
Can Sprinkler Heads Be Painted?
It can be tempting to conceal a noticeable sprinkler head with a fresh coat of paint. However, your fire system facelift may have to wait. Painting over your fire sprinkler system may void your warranty and, more importantly, endanger your safety in a fire.
Sometimes painting over your sprinkler head happens by accident, or you may notice that a previous tenant has gone ahead and coated everything in paint. If such is the case, you will want to contact a fire system repair service immediately to inspect, repair or replace your fire sprinkler system as it may no longer be working.
Why Painted Sprinkler Heads May Break
Automatic fire sprinkler systems use a comprehensive system of pressurized pipes containing water and air to detect and respond to symptoms of a fire. If a fire were to happen, air pressure around a sprinkler head drops, which instructs the sprinkler system to fill with water and flow through the activated sprinkler head and disperse water evenly below.
Another component of the fire sprinkler system is the colored glass bulb that rests within the sprinkler head. For those of us who don’t know what accidentally sets off a fire sprinkler, the internal bulb may hold several answers. This is the component of the sprinkler that, when it breaks (as it will under fire temperatures) sets off the valve below it to drop down and begin releasing water. When a fire sprinkler is painted over, this bulb can be insulated with paint that will make it inoperable to respond to a fire.
