A comprehensive guide to Commercial Building Surveys
Compiling a commercial building survey is one of the most complicated tasks a structural surveyor performs, so it is crucial to have confidence in the knowledge and experience of the surveyor you select for this complex task.
A commercial building survey is divided into five main parts:
The abstract
A snapshot of the rest of the report, making it particularly useful for high-level decision makers such as wealth managers, finance directors or chief executives to assess very quickly if there are any “red flags” that need to be addressed before making any major financial decisions. This summary is also useful to highlight open points for your legal advisers as well. A traffic light color system is used to clearly indicate whether major, minor, or no issues are being highlighted.
Information about the property and scope of the inspection
High-level details of the building, including type, size, basic construction, and site configuration that help put the rest of the report into context for anyone unfamiliar with the building. It also provides a description of the condition definitions used and also lists any notable exclusions from the report.
Technical analysis of the condition of the building
Explanation of the condition of each walk-in part of the building, including cost estimates for any current or foreseeable repair needs. Where required and by prior arrangement with the client, Harrison Clarke will work with service engineers to seamlessly integrate their content into our report format, avoiding two or three separate reports for fabric, electrical and mechanical.
Legal and legal issues
Confirmation of whether the building is a listed building, subject to any planning application, available building regulations for recent work, health and safety issues e.g. B. whether fire risk assessments are satisfactory, whether hazardous materials (such as asbestos) are likely to be within the building, and whether the services have been subjected to the correct regulatory testing procedures. Access for disabled building users is taken into account as well as EPC ratings. If the property is the subject of existing leases, these will be reviewed as part of the due diligence review.
Budget costs for renovation work
A summary of the estimated cost of any required or anticipated clean-up work after the purchase or lease of the property, using industry-recognized cost data and current asking prices to compile the cost. Unless otherwise agreed, costs such as investment costs, recurring maintenance and testing costs and cyclical decorations are not included.
The process
offer for the job
Every building is different, so it is inevitable that a surveyor’s offer will vary from building to building.
As a general rule of thumb you can expect to pay up to £5,000+VAT for a small, simple property (e.g. an office or shop) or even more for a much larger complex property (e.g. an apartment building). B. an entire office building or a large hotel).
There are a number of factors that go into when a surveyor sets the price for a survey such as means time that cannot be spent on another survey), whether a company charges VAT, whether they include a follow-up consultation, their hourly rate and so on.
Except in rare cases where sub-consultants such as service technicians set their own additional costs, the vast majority of commercial building surveys are commissioned on a fixed price basis.
Possible additional costs
When preparing a bid for a commercial building survey, Harrison Clarke conducts some preliminary research to determine the amount of technical due diligence required. If necessary, we commission drone recordings and specialist examinations. For example, we don’t want to survey a well-equipped leisure center without the assistance of mechanical and electrical professionals.
Sometimes we recommend further specialist examinations when we see warning signs that something is wrong. For example, we would suggest a drainage survey when we see signs such as cracks that could indicate drainage failures.
Occasionally we recommend a structural engineer’s report when something is seriously wrong. However, our experts are highly qualified in building pathology, so this only occurs in exceptional cases.
