Dirt, grime, and other contaminants can reside on the surface of plastic for many years, and all of these contaminants must be removed before paint is applied.

If you try to use off-the-shelf DIY paint, don’t be surprised if it starts to fail within 6 to 12 months. We use a 2-component polyurethane coating that offers excellent durability and hardness while maintaining high adhesion. It is also very flexible and can handle the expansion and contraction of the plastic at high/low temperatures. It also contains UV additives that protect it from excessive fading.

Every carpenter who’s done remodeling has been through this scenario: you pull out an old flanged window for replacement and see the telltale signs of a leaky window: rotted frames and trim, even mold-infested insulation. That’s when a simple window replacement turns into a headache project, complete with a customer being grumpy over a larger-than-expected bill.

Until recently, many flanged windows were installed by simply cutting and pinning X’s into house sheeting. But that led to a lot of leaks — and a whole lot of dissatisfied customers. Now new materials and techniques make it possible to install windows without recalls. For just an extra 15 minutes of effort and a few dollars’ worth of materials, you can waterproof and court-proof any window installation.

It starts with the rough opening

The most important part of the process is the “threshold blinking” (Figure A and Photo 3). It is a piece of pre-formed plastic trim or a site-built system (see “Site-Made Sill Trim” below) that slopes away from the opening so water that gets behind the trim doesn’t pool under the window and cause problems. But the rough openings provided by the manufacturers generally do not allow for the thickness of the rocker panel.

If you ride with pre-engineered plastic step pans, add the R.O. add an extra 1/4 inch of height. If building your own rocker panel, add the thickness of the panel plus 1/8 inch. And if you’re dealing with an existing RO, you can try dry fitting the window and see if there’s enough space left to underlay and insulate. Otherwise, it’s a good idea to rip out the 2-by-sill frame and replace it with 3/4-in. plywood, and then underlay as needed.

Don’t start picking at the house wrap, especially if you’re new to window flashing. You will inevitably cut something wrong because it is difficult to see the actual opening. Instead, feel the window opening through the house foil and mark the cuts first. Then cut open the house wrapper and staple the top and side flaps out of the way with a staple or two (Photo 2). Drape the bottom flap into the opening and staple to the sill.

Remember that the house foil is your last line of defense against water leaking past the siding. So if you blast any cuts, make sure you patch them with duct tape.

Install the window flashing

Photo 3: Nail the rocker panel Nail the corner sections of the rocker pan with 1-1/2-in. roof nails. Cut the center section of the rocker panel to fit. Run a bead of sealant 1/2 inch from the lap joint. Then nail onto the middle section and spot the nail heads with caulk.

Some window manufacturers offer an optional sill trim when purchasing the window. But if not, there are plenty of aftermarket suppliers out there. Plan to use rocker turn signals. The window covering we use consists of three parts: two pre-formed corners and a center part that you cut to length.

Begin by nailing the corners under the house wrap on the sides and over the house wrap below (Photo 4). Then cut the center piece to fit. The edging is easily cut with tin snips. Note the raised ribs that provide a flat surface where the window frame rests. You need to cut the center section so that it overlaps the corners 1/2 inch. Think about it before cutting to make sure the ribs don’t overlap.

Add caulk to the overlaps and nail the fillet in place with roofing nails. Then use your thumb to caulk the nail heads.

Time to slide in the window

They keep water out, and leaving them out can void the window warranty.

Flashing tape is the first line of defense

Flashing tape (Photo 6) is a thick, pliable, waterproof tape that goes under or over nailing window flanges, rocker and top molding, and house wrap.
